Energy Performance Certificate (EPC)
An Energy Performance Certificate (EPC) is required for every building when it is constructed, sold or let. The EPC certificate provides information about the energy efficiency of the building to owners, prospective buyers and tenants. Everyone must have an EPC for potential buyers or tenants before they market their property.
If you cannot easily find an EPC for your property, sometimes it is possible to locate the most recent certificate on the EPC register, which can easily be accessed online.
In addition to this, if you live in Scotland, you must display your EPC in the property. This is typically next to the boiler, or in a meter cupboard.
WHAT IS AN 'EPC'?
An EPC tells anyone information about how energy efficient the property is. The ratings are banded from A (most efficient) to G (least efficient). An EPC can estimate the typical energy costs of a property, the likely energy use and recommendations on how to improve your these. An EPC will last for 10 years and is usually publicly available, so if anyone wanted to compare their property to similar homes they can.
